Why polished concrete

A floor made from the slab itself — natural, seamless, built to last.

Polished concrete isn't a coating you roll over the top. With two of the three methods the floor is your own slab, ground back until the natural stone in the concrete becomes the finish; the third pours a thin polished layer on top where the slab can't be exposed. The next section sets out all three side by side.

That's why a polished floor reads as calm and modern without trying to: one continuous surface, no grout grid, no boards, no transition strips — the natural movement of the concrete carrying the whole floor. Every slab grinds back a little differently, so no two floors are exactly the same. And it's built for how a home is actually lived in: hard-wearing for decades of traffic, and quick to keep clean.

The one catch: the result depends on the slab beneath it. Not every slab can take a full mechanical polish — so every job starts with an on-site assessment, not a showroom promise.

Grind & seal, mechanically polished, or an overlay — which finish suits your slab?

"Polished concrete" isn't one product — it's three methods at three price points. Your slab sets the outer limits: some slabs won't take a full mechanical polish, and a few can't be exposed at all. But most sound slabs can carry more than one of these, and from there it comes down to the look you want and what you want to spend. We'll tell you which options are genuinely open to you, then help you choose between them.

The value method

Grind & seal

A light mechanical grind followed by a topical sealer for the shine. It works on most sound slabs — including ones that would not carry a full mechanical polish — which makes it the practical choice for large, open, or utility-style spaces.

Mechanically polished concrete (MPC)

A multi-stage diamond grind and densifier — the shine is the stone itself, not a film on top. It needs a good, sound slab to work with, and done properly it is near-permanent.

A 12–15mm poured cementitious layer, then polished — for slabs that cannot be exposed, or laid straight over sound existing tiles, with no demolition. The decorative variant is poured terrazzo: a poured-on-site finish in a colour and natural stone & marble aggregate blend you choose, ground and polished like the overlay it is.

Your slab, assessed first

Your slab is your floor — so we check it before we quote it.

Polished concrete's look doesn't come from a showroom sample — it comes from your own slab: its aggregate, its hardness, its history. Not every slab is a candidate for a full mechanical polish, and a beautiful sample floor can't tell you what yours will actually do. So we don't quote from a photo. We come out, assess the slab in front of us, and tell you honestly which finish it can carry.

    We come to your floor — not the other way around. We check the slab's soundness, aggregate, any previous coatings, contamination and cracking — the things that decide which finish it can carry.

    A clear recommendation

    We tell you plainly which method your slab can take — grind-and-seal, a full mechanical polish, or an overlay — and why. If your slab isn't a mechanical-polish candidate, we say so before you spend a dollar, not after.

    Correct grit sequence, no shortcuts

    Swirl marks and patchy sheen are almost always a rushed or skipped grit sequence, not the material's fault. Our operators run the full multi-stage progression — the main reason to avoid the cheapest quote in the market.

    Control joints, explained up front

    Concrete moves, and control joints are part of how it's built — not a defect we're hiding. We talk you through where they'll sit and how they read in the finished floor before we start, not as a surprise afterwards.

Every polished floor starts the same way: planetary diamond grinders, on-site dust extraction, and the correct grit sequence run in order. It's a heavy-equipment, multi-stage job. Where the floors differ is what you choose at the end — the stone already in your slab, or a stone mix you pick yourself.

A typical open-plan ground floor in grind-and-seal or mechanically polished concrete runs roughly $8K–$24K including GST, depending on method, area, and slab condition — poured terrazzo is a premium, design-led finish above that range. Jobs under ~50m² attract a minimum-charge loading. The on-site slab assessment determines final scope and a written quote follows within 3 business days — no surprises.

Frequently asked questions

The questions every polished-concrete buyer asks.

Will my floor look like the photos?
Only for poured terrazzo — because there, the colour and aggregate are chosen, not dictated by your slab. For grind-and-seal and mechanically polished concrete, the look lives in your own slab: its aggregate, hardness, and history. A beautiful photo of someone else's floor can't tell you what yours will do. That's exactly why we assess your slab on-site before we quote, rather than promising a look from a picture.
Will it crack?
Concrete moves, and control joints are a normal, designed-in part of how a slab is built — not a defect. We assess slab stability at the on-site visit and talk you through where joints will sit and how they'll read in the finished floor before we start. If a slab has unstable movement beyond that, we'll tell you rather than polish over the problem.
What causes swirl marks or a patchy, uneven sheen?
Almost always a rushed or skipped diamond-grit sequence, not the material itself. We run the correct multi-stage grit progression by a trained operator — it's the single biggest reason to avoid the cheapest quote in the market.
What about moisture or a sealer that fails over time?
Sydney coastal slabs in particular can carry vapour that ruins a sealer if it isn't caught first. We take a moisture reading at the assessment and specify a tolerant primer or sealer where it calls for one.
How much dust and disruption is there during the grind?
Diamond grinding is dust-extracted on-site, but it's still a multi-day, heavy-equipment job — planetary grinders, dust extraction, and sometimes a generator. Most owners prefer to be out of the immediate work area while we grind. We'll talk you through the realistic timeline and disruption for your job at the assessment.
How long does it last, and does it need resealing?
It depends on the method, and both patterns are normal. A grind-and-seal is protected by a topical sealer, which is a wearing layer — expect it to be rebuffed or resealed roughly every 5–10 years, much as a timber floor gets re-oiled. Mechanically polished concrete and poured terrazzo carry no film on top: the surface is polished stone, so there is nothing to recoat and ordinary cleaning keeps it. We set out the upkeep cycle for whichever method you choose at the quote stage, so it is in your budget from the start.
What warranty do you provide?
A written workmanship warranty on the install, plus a certificate of installation recording exactly what was done and how. We warranty our installation — we don't claim a manufacturer warranty on the underlying materials. Full terms are supplied on quote acceptance.
How long does the job take, and how does payment work?
It depends on the method, area, and any slab repair needed — a multi-stage diamond grind on a whole floor is measured in days, not weeks, but is genuinely a multi-day job. Payment terms are set out in full on your written quote and agreed before any work starts; any variation is quoted and signed off before we proceed.
Do you service my suburb?
Yes — we're North Shore-based in Lane Cove and cover the Lower North Shore, Upper North Shore, and inner Northern Beaches as our core area, with the rest of Sydney serviceable too. If you're further out, ask — we'll tell you either way.
